A planning application has been submitted proposing a 31-storey tower comprising offices, a hotel and residential units on the site currently occupied by Muscat Motors in Gżira.
The application, filed by Mizzi Estate Limited under reference PA/04284/26, is still in its initial stages and is currently awaiting a recommendation from the Planning Authority.
According to the application documents, the proposed development would replace part of the existing Muscat Motors complex along Triq D'Argens while retaining and rehabilitating the site's scheduled showroom building.
Planning documents describe the proposal as the "retention and rehabilitation, with alterations, of the scheduled structure within the site", together with the partial demolition of existing buildings and extensive excavation works.
The plans also include five underground parking levels, a water reservoir and a mixed-use development comprising Class 4A office space, a Class 3B hotel and Class 1 residential units. An open public plaza featuring both hard and soft landscaping is proposed around the entire complex.
The development has been designed by Maltese architect Edwin Mintoff, whose portfolio includes major projects such as SkyParks Business Centre, Corinthia Hotel Khartoum and Domus Zamittello.
Muscat Motors is among Malta's longest-established automotive companies. Founded in 1936, it has represented brands including BMW, MINI, MG Motor, Jaguar and Land Rover in Malta.
The application comes as Gżira continues to attract significant high-rise and mixed-use development proposals, particularly along the central urban corridor connecting Gżira, Sliema and St Julian's.
No decision has yet been taken on the proposal. The application remains under assessment by the Planning Authority.
