Introducing Attilio Suda, Avenue 77’s Project Lead who brings with him over 25 years of expertise in various areas of operational and project management, having worked on office buildings, business centres and retail hubs.
Attilio was also involved in the setting up of the Central Business District Foundation representing the private sector on the executive committee. Other projects and operations led by Attilio included technology and marketing/communications.
Over the past few years, the Central Business District (CBD), formerly known as Mriehel, has experienced substantial transformation through various projects aimed at attracting various business sectors to operate from within the upgraded area. One joint initiative of note was the Central Business District Foundation, a Public-Private sector venture, responsible for managing and upgrading the Central Business District.
Avenue 77 is a project being undertaken by Luxembourg-based investors who operate in international financial services but also are involved in other sectors amongst which, the management of business centres in various countries.
Conveniently located at the primary entrance to the Central Business District, Avenue 77 is a 12000sqm mixed-use development consisting of office space, retail and catering establishments, green spaces and pedestrian zones. The key objective is to create a destination where all those working or visiting Avenue 77 enjoy a vibrant and motivating environment whilst finding support in their work-life balance and personal needs, all this with a clear focus on environmental aspects.
The project consists of five blocks on four levels, each connected through open spaces and terraces. The 3000sqm business centre and 7000sqm of ready-to-be tailored workspace will provide tenants with flexible office solutions and scalable possibilities permitting businesses of any size to expand, both vertically and horizontally. At Avenue 77, tenants benefit from services provided as standard e.g., raised flooring, internet service throughout and the use of an app that will process all property-related management functions (access control to lifts and main doors, booking of services in the Welcome Lounge and Business Centre amongst others).
The overall design of Avenue 77 has been assigned to Soul Bricks, a Belgium based firm that specialises in the design and operation of business centres in Luxembourg and Belgium. The design adopted at Avenue 77 is focused on integrating comfort, a tranquil ambience and technology in the workplace. This will be amply reflected in the Avenue 77 business centre. In this way, our designers are there to assist tenants who would want to replicate similar principles in their leased office space.
Special attention has been given to the level of finishes at Avenue 77 to ensure a distinct work environment but also to make sure that all environmental obligations that come with projects and operations of this sort are met and respected. In fact, Avenue 77 is working towards BREEAM “very good” Certification. BREEAM is the Building Research Establishment Environmental Assessment Method, the longest established rating system of its kind where developments are measured and independently certified, allowing them to show a higher standard of environmental performance than typical buildings. This will ensure that the acoustic performance, air quality and distribution of natural lighting within the building is always at its optimal.
The street-level known as Market 77 will be providing catering and retail services intended to accommodate Avenue 77 occupants, both employees and visitors alike. Establishments range from restaurants, a café, a wine bar, a fitness centre, a convenience store and a supplier of technology products amongst others. Market 77 will function beyond standard office hours and over the weekend ensuring that the mood stays vibrant, offering a different side to the normal working environment. To sustain this, Avenue 77 will be organising an annual calendar of events through an Events manager with a special focus on the Avenue 77 community.
Avenue 77 offers more than 225 parking spaces spread over three floors, below street level. The management of mobility solutions within Avenue 77 has been assigned to our mobility partner who is tasked to provide various transportation solutions. These range from renting electric cars at short notice, to e-scooters and car-sharing services. Electric car charging points are also provided on all floors in dedicated parking spots. Car wash services will be provided on-site.
The project will be completed by mid-2022.
