Having just celebrated its 40th anniversary in October, Dhalia is a well-established fixture in Malta’s busy real estate landscape. Founded in 1982 as Dhalia Real Estate Services, the company has since expanded and rebranded, transforming into the largest privately-owned real estate agency on the Maltese islands.

Now, Dhalia has added to its wide range of real estate services with the launch of another that provides commercial clients with the high-quality experience that has been the company’s signature since day one.

“We are regenerating our commercial real estate services to reflect the company’s 40-year history – a history based on successfully helping commercial clients build their business,” explains Alan Grima, CEO at Dhalia. “This is not just a rebranding exercise: this is a comprehensive service designed to give commercial clients a complete experience from the moment they first contact Dhalia to the moment they close the deal – and beyond.”

Launched as part of Dhalia’s Business of Experience initiative, the Dhalia CRE service offers a fully integrated approach. “By mid-2023, we aim to have a team of around 15-20 consultants, trained according to our specifically designed CRE training programme. They will have the knowledge and up-to-date, niche expertise to guide commercial clients in all aspects of their real estate journey, offering them access to the required resources at any stage of their selling or buying process,” Mr Grima goes on. “With the input of leading industry partners, we will provide clients with detailed analysis and a bespoke investment appraisal for their requirements, giving them an idea of how their investment might progress. Likewise, Dhalia is part of a global real estate network, enabling us to market properties and projects on exclusive platforms around the world.”

Through the service, Dhalia continues its legacy as a local leader in the sector, constantly seeking new opportunities to address clients’ changing needs and adapt to changes in the market, Mr Grima highlights: “When analysing what more we could do for our clients – not just in commercial real estate but also residential sales and residential letting – we discovered a gap in the commercial real estate sector. As any experienced investor knows, one of the most important steps to ensure you’re investing wisely is to have your investments appraised by an expert.

“In commercial real estate, there is no shortage of investment opportunities out there. We wanted to address this gap by providing additional value-added services, enabling potential investors to make decisions based on accurate information, or even attract the interest of new investors through making this valuable information more accessible. This service is a convenient, efficient one-stop-shop for commercial real estate, with experts on the team and within our network who can appraise their investment and guide them through the investment process.”

The launch of this commercial rebranded service follows a long period of careful preparation at Dhalia. The company shaped and kick-started its specialised commercial real estate training programme, which is open to both industry veterans and new starters, provided they first complete the training required for their real estate licence, available in-house at Dhalia. Meanwhile, it created a new brand identity for Dhalia CRE, complete with logo, branding and a separate website, launching soon.

In June 2022, the company also collaborated with Grant Thornton to create a report that gave an unprecedented level of detail about Malta’s property market. Named the Malta Property Landscape Report, this unique overview of the local real estate sector used data collected by Dhalia agents over more than eight years. “The report highlighted once again the demand from commercial real estate customers for a comprehensive service experience – and an opportunity for Dhalia to continue growing and serving Malta’s real estate community,” continues Mr Grima. “Our experienced management team has been instrumental in the development of this project. We have conducted extensive internal discussions about this service and have sought feedback from the industry. Dhalia has a reputation for introducing new innovative services that have helped shape the industry over time and our commercial real estate service will also follow this path. We aim to become Malta’s leading agency on commercial real estate with Dhalia CRE.”

The new service also underlines Dhalia’s culture of professionalism, transparency and trust, as well as its long-held reputation as Malta’s friendliest real estate agency. “Our company culture makes us stand out from the crowd,” says Mr Grima. “We blend industry expertise and a professional approach with core values of openness, respect, trust and approachability. Our family-like environment allows us to build relationships with our clients to better serve them in their property goals – and we've been doing this for 40 years, so we’ve learnt a lot along the way! Plus, we apply international standards of practice to our decades of local knowledge, to create a customised service experience for the island. I truly believe that whenever a customer or potential customer chooses Dhalia, they are making the right choice.”

Looking to the future at Dhalia, Mr Grima foresees a continuation of this strong company culture and leading service standards, following a carefully forged strategy.

“Our future is based on an approach that we have implemented over the past three years built on consolidation and growth. As part of our objectives from this #2025 strategy, we will continue enhancing our local presence by upgrading our office network and strengthening our relationship with foreign partners. Apart from the launch of Dhalia CRE, we have other initiatives as part of our #2025 objectives that we plan for launch in the coming years.

“And as always, Dhalia will continue to listen carefully to the heartbeat of both the Maltese and international property markets, offering expert guidance to our customers and looking forward to welcoming them into the Dhalia family.”
