There is a moment in every construction or renovation project when the builders leave, the final fixtures are in place and the space looks, at first glance, ready to welcome its new occupants. But beneath that polished appearance can be a layer of fine construction dust, adhesive residue, paint splatters and debris; all of which require far more than a quick sweep to remove.
For Pavle Stojkovic, Cleaning Manager at HI-Care Services, post-construction cleaning is a specialist job that requires expertise, the right equipment and, above all, attention to detail.
“Construction dust is very fine and abrasive, and it is chemically different from household dust,” he explains. “You need to go through everything because of the fine particles.”
Unlike everyday household dust, construction dust can settle inside air-conditioning filters, cabinet joints, vents and other areas that are easily overlooked. Even once a property has been cleaned, the dust can continue to settle for days, making the sequence and thoroughness of the cleaning process particularly important. To help ensure a truly thorough clean, Hi-Care Services also offer a special discount on deep cleaning of both the interior and exterior of air-conditioning units, carried out by trained technicians.
Post-construction cleaning is not simply about making a property look clean. It is about ensuring that it is genuinely ready to be occupied.
At HI-Care Services, this means paying attention to details that can easily be missed, from the inside of cabinets and behind appliances to air-conditioning filters and newly installed floors.
There are also the remnants of construction that require specialist treatment. Window stickers, for example, may need to be removed without scratching the glass, while dried adhesive requires the right solvent and technique.
“You have to be careful because products can damage windows,” Mr Stojkovic says. “Stainless steel can easily be damaged using the incorrect solvents.”
The same principle applies throughout a property. Products suitable for one material may be entirely inappropriate for another.
“Not everything that can be used for stainless steel can be used on wood,” he points out.
Paint splatters, grout and other stubborn stains can also require specialist machines and considerable time, while heavy construction waste needs to be collected and transported to the appropriate sites.
Given the nature of the work, safety is equally important. HI-Care teams use appropriate personal protective equipment, including masks, goggles and gloves, particularly when working with construction residue and stronger cleaning products.
While the fundamentals remain the same, post-construction cleaning can look very different depending on the property.
‘‘For residential projects, the emphasis is on precision and creating a space that feels genuinely ready to live in. This includes detailed dust removal from cabinets, vents and surfaces, cleaning newly installed floors and removing paint splatters without damaging finishes. We take a detailed, room-by-room approach,” says Mr Stojkovic.
A typical residential project may involve a team of two to four cleaners, supported by the appropriate cleaning equipment and non-abrasive products.
Commercial developments, meanwhile, bring an entirely different level of scale and complexity.
“Commercial cleaning requires bigger teams and more training,” Mr Stojkovic explains. “High windows, beams, scaffolding and large floor areas can require industrial equipment, specialist machines and additional safety measures. Teams may need to work at height using cherry pickers and safety harnesses, while heavy-duty floor machines and industrial vacuums are used to tackle concrete, tiles and larger areas.’’
With construction debris and fine dust potentially creating both health and safety risks, HI-Care places strong emphasis on quality control before a project is handed back to the client.
Every site undergoes a full walk-through, with the supervisor carrying out a final inspection to ensure that the work has been completed to the required standard.
“We make sure that the debris and dust are collected in the right manner,” Mr Stojkovic says. “This certifies that the site is safe and compliant and ready to move into. It is a crucial final step, particularly because the appearance of a clean property does not always tell the whole story.’’
One of the most common misconceptions Mr Stojkovic encounters is that post-construction cleaning is simply an extension of regular cleaning, and therefore should cost roughly the same.
“There are more risks when it comes to post-construction cleaning,” he says. “There are more chemicals involved, and sometimes people don’t comprehend that these things cost money and have to be included in the price.”
Timing is another common issue. If construction work continues after a cleaning team has completed its work, the property may need to be cleaned again. For contractors and property owners, planning the cleaning stage at the right point in the construction process can therefore save both time and money.
As client expectations continue to rise, HI-Care is also evolving its services through more eco-friendly cleaning systems designed to be safer for both clients and employees.
The company is investing in more efficient equipment, including industrial vacuums, alongside digital quality assurance and reporting, specialised team training and more sustainable waste management practices.
Importantly, the cleaning process itself is carefully sequenced. HI-Care follows a three-phase approach: a rough clean, a detailed clean and a final clean, with the final stage expected to leave the property at a 100% standard.
Beyond post-construction projects, HI-Care Services also provides a range of cleaning solutions, including garage and condominium cleaning, window cleaning, Airbnb cleaning and residential services. The company also works alongside a construction company, allowing clients to benefit from cleaning services as part of the post-construction process.
