The former HSBC branch in Ħamrun, located right next to Daniel’s Mall, is set for a major transformation. Marsamxett Properties – a subsidiary of Hili Ventures – has entered into a promise of sale agreement to acquire the landmark site for approximately €1.65 million, with plans to convert it into a restaurant.
The agreement, registered on 24th March, covers the property located at 123, Triq il-Kbira San Gużepp, Ħamrun, a sizeable building measuring roughly 1,200sqm. The final deed of sale is expected to be signed in December 2025.
According to planning documents, Marsamxett Properties has already submitted an application (PA/05540/25) proposing to convert the former branch into a Class 4D restaurant and Class 4A offices, signalling a mix of hospitality and administrative use for the redeveloped site.
An architect’s valuation places the property’s current market value at €1.65 million.
A portion of the proceeds from Hili Finance Company’s latest bond issue will be utilised to part-finance the acquisition of the Ħamrun property, as detailed in the company’s Securities Note.
WhosWho.mt reached out to inquire whether the new restaurant at the former HSBC site will be a McDonald’s operated by Premier Capital. However, this question had not been addressed at the time of writing.
Just two days ago Malta’s 10th McDonald’s outlet opened in Mrieħel, with the company announcing plans to launch 15 more restaurants across its European markets in 2026. Despite this expansion, it remains unclear if the Ħamrun location will be part of the McDonald’s network.
Marsamxett Properties Limited was established in 2023 and acts as the holding company for Tigné Mall Limited. In 2024, Marsamxett Properties acquired full ownership of Tigné Mall, which operates The Point shopping mall in Sliema, Malta.
